'Work needs to be done.'

The chairman of the management board at Wellington Close flats in Walton has said maintenance work is essential.

Martin Lincberg, who has been living in the flats for 32 years, has said the plans to replace the buildings' curtain cladding, which is made up of an old aluminium frame holding the glass windows, is in danger of disintegrating in the future if work is not carried out.

The plan is to build four penthouse flats on each of the three 10 storey towers, which will help pay for the re-cladding, and the residents, who are responsible for maintenance, will pay for the works.

Martin, who is chairman of the Wellington Close Management Company, said: "Because the windows are single glazing, the conditions of each of the flats at this time of year is unpleasant. Water is coming through in most of the apartments and spoiling internal decoration."

An action group has been formed to try and stop the penthouses being built, but Mr Lincberg said profit will be made from the sale of the flats, which will be distributed to the flat owners which in turn reduce the overall cost of the re-cladding.

We'd like to hear from you.

In Law, profits from property developments on existing residential sites, may not be paid back to leaseholders.

How will Mr Lincberg do this, as what he states is illegal?

If the buildings are falling down, why are the penthouses going to be built 1st, before the remedial work?

"disintegrating in the future", what time period is the future?
Has a professional surveyor been employed to establish this?

If he's been living there for 32 years he should know that water ingress has been solved in the past by applying a mastic sealant. Simple, cheap and doesn't involve frightening residents into paying scores of thousands (during a recession) to make Wellington Close look as hideous as that copper monstrosity opposite it.

Why not replace the panels with new silver panels and put reflective film on the windows? That's also quite cheap and best of all for the other residents of Walton, it would make those towers look a million times better.

My daughter lives in the building and has told me about the scare tactics that are being deployed by those who want to do this expensive work.

This article is typical propaganda. 'Work needs to be done'. From what I can gather everyone that lives there wants work done, it is just that they do not want to pay £60,000 to £80,000 each for it.

What is more - I run a building company and there is no way that the fee should be that much. You can improve the towers for about £3 million, that's less than £20,000 per flat.

Why on earth is it this expensive? Who's making the money there? All this has done has made people like my daughter frightened that she might lose her home and massively brought down the price of the flats there. Its not fair.

Why have they not done a survey to find out what needs doing? Thats the first thing I would do
